If you’re looking for a warm place to celebrate New Year’s Eve with your family or a big house with garden for a trip out of town and an Easter barbecue with friends or a villa with pool to spend your awaited holidays, our house can suit you! We can comfortably accommodate big families or a group of friends, we have a big semiprofessional kitchen equipped with everything you may possibly need to prepare your lunches and a big, bright dining room with big tables, wood stove and direct access to the garden. In fine weather it is also possible to eat outdoor, in the shade of a big, beautiful pergola.
Whole House (350 sqm) – Maximum occupancy: 12 adults + 4 children
The house, on three floors, has 6 bedrooms, 6 bathrooms and a spa. All the bedrooms overlook the garden and offer a beautiful view over the surrounding fields and hills. Each room is tastefully furnished in a different style.
On the ground floor there are:
- semiprofessional kitchen;
- pantry;
- dining room with wood stove and direct access to the garden;
- toilet with washing machine.
On the first floor there are:
- 4 bedrooms, each one with private bathroom;
- a fully equipped kitchen area with oven, fridge/freezer, microwave and dishwasher;
- a living room with fireplace;
- a reading/leisure room with tables and chairs, a wide choice of books (also in foreign languages), parlour games, cd player and many CDs;
- the spa: equipped with a two-seater maxi bath, a stone shower with hydromassage, atomized water jets and cervical waterfall, 2 chaise longue and chromotherapy lamp.
On the second floor there is a large attic room composed of two connected bedrooms and one bathroom.

Free Wi-Fi is available in the whole house.
The garden is very large, about 4,000 square meters of extension, completely fenced and overlooking the surrounding fields and hills. Here is the swimming pool (m 9×4 h 1,40) with sun loungers and beach umbrellas open from June to September (May on request), a barbecue, a big table for outdoor dining, a fire pit around which you can sit by the fire while gazing at the stars, a playground for children, a basketball hoop and a ping-pong table.

Booking terms and conditions: a 50% advance by bank transfer is needed to confirm booking. Booking is confirmed only when we receive the advance. After two (2) days from the confirmation of availability, if the advance has not been paid yet, we will be free to accept other reservations. Balance by bank transfer 4 weeks before arrival.
Cancellation policy:
- In case of cancellations made up to 4 weeks before the arrival date, the advance only will be charged.
- In case of cancellations beyond this period or in case of no-show, 100% of total amount will be charged.
Covid-19:
Only in case of a lockdown or a Decree-Law (eg. borders closure) that makes impossible to reach our house for the period booked, we will emit a voucher for the amount of the reservation. For any other reason, our cancellation policies apply.
Notes:
- Prices are comprehensive of utilities, final cleaning and weekly change of towels, bed sheets and kitchen linens;
- Heating (october to april) costs €50 per day;
- At your arrival, you will be asked to pay a security deposit for any damage of €500 cash.
- Our booking terms and conditions, cancellation policy and Covid-19 rules, only apply to direct bookings.

- Low and mid season: check-in 14:00-19:00, minimum stay 2 nights, arrival day any.
- High season: check-in 16:00-19:00, minimum stay 7 nights, arrival day saturday.
- New Year’s Eve: check-in 14:00-19:00, minimum stay 3 nights, arrival day any.
- It is very important to inform us about your estimated arrival time and to keep us updated during your journey in order to find us here at your arrival (otherwise you could have to wait for us).
- Registration upon arrival: to check-in you will be asked to present an identification document (driving license, ID card or passport) for each person, children and infants no matter how old included. By law, a minor to travel needs a personal document (only ID or Passport, any other document is not acceptable). It is possible to request an ID for every kid, no matter how old, starting from the day of birth. In the case of a minor travelling with a person other than a parent, the document must be supplemented by affidavits from the parents or legal guardians confirming that the child may travel with that person, copies of the ID documents or passports of the parents or legal guardian, and the contact details of the parents or legal guardian.
